Bowmanville and Courtice are dominated by subdivision housing built from the late 1990s onward. Those homes are structurally sound and badly laid out for how people live now. The work there is opening up main floors, finishing basements properly, and adding above the garage.
Newcastle and Orono are the opposite. Village housing stock going back to the 1800s, with all the character and all the problems that come with it. Knob and tube, balloon framing, stone foundations, additions built by previous owners without permits.
We work on both, and they need different approaches. A 2003 subdivision home has predictable framing and you can quote it tightly. A house in Orono does not, which is why we tell you what we expect to find behind the wall before you sign anything.
