What We Build
A custom home is one contract, not fifteen.
Most people who set out to build discover the same thing: the builder is one of a dozen decisions, and the other eleven land on them. Architect, designer, engineer, surveyor, permits, excavation, trades, inspections. We handle all of it. You make the decisions that are yours to make, and we run everything in between.
We have been building across Northumberland and Durham for twenty five years. The structural work is done by our own crews and the licensed trades are scheduled by us, which is why we can hold a price and a schedule rather than passing along someone else’s.

We Look At The Lot
Before anything is drawn. Slope, drainage, services, setbacks and access all decide what can be built and what it will cost. A price given without seeing the land is a guess.

Design And Permits
We draw it, or work from what you have. Then we take it through the municipality. Durham’s building departments each have their own timelines and we deal with whichever one applies.

Fixed Price, In Writing
The number we agree is the number you pay. Anything discovered mid-build comes to you before it is touched, with the cost attached, not after.

The crew on your build is our crew.
Most builders at this size are coordinators. They hold the contract and hand the work out. When something slips, it slips between two trades and nobody owns it.
Excavation, foundations, framing, roofing and finishing are done by our own crews. Mechanical, electrical and plumbing go to licensed trades we have worked with for years, on a schedule we set. The difference is that one company holds the sequence, so a delay in one trade is our problem to solve rather than yours to chase.

What does it cost to build a custom home in Durham Region?
Our builds start at $300 per square foot, so a 2,000 square foot home starts around $600,000 for construction. Land, servicing and municipal development charges are separate and vary by municipality. A Durham lot can move the number before the house starts, which is why we look at the property before we price it.
Do I need to own the land first?
Yes. A custom home is built on your lot, so the land needs to be secured before design begins. We will look at a property with you before you buy and tell you what it will cost to build on, which is worth doing before you commit to a lot.
Can you work from drawings I already have?
Yes. If you have drawings from an architect or designer we will build from them. If you do not, we can handle the design and drafting as part of the same contract.
Who handles the building permit?
We do. Each Durham municipality issues its own permits with its own requirements and timelines, and we deal with whichever one applies to your address.
What is not included in the per square foot price?
The land, servicing connections, and municipal development charges. Those vary by municipality and can be significant, so we set them out separately rather than burying them in a square foot figure.
What happens if something is found once you start?
It comes to you before it is touched, with the cost attached. A fixed price only means something if the exceptions are handled in the open.
Do you build on rural lots with wells and septic?
Yes. Rural builds bring servicing, well and septic into the picture, and septic approvals often come from a different office than the building permit. We handle both.
Can you build a secondary suite or in-law unit into a new home?
Yes, and it is worth deciding early. A self-contained suite designed in from the start costs far less than one added later, and it changes the layout, the servicing and the permit application. If the suite is for a parent or grandparent, there is a federal tax credit that may apply, with conditions worth understanding before the build rather than after. Ask your accountant early and we will build to whatever the suite needs to qualify.
