Frequently Asked Questions

Real answers about pricing, process, and how Cobourg Construction works, based on 25 years serving Cobourg, Port Hope, Peterborough, and Northumberland County.

Pricing & Budgeting

How much does a custom home cost to build in Cobourg or Northumberland County?

+

Custom home builds with Cobourg Construction start at approximately $300 per square foot, depending on finishes, site conditions, and design complexity. A full custom build typically takes up to 6 months from first meeting to signed contract, and 6–8 months to construct once permits are in hand.

How much do home additions cost?

+

Home additions start at approximately $280 per square foot. Like custom homes, the final number depends on the scope of the addition, structural requirements, and finish level. An on-site assessment gives an exact figure, not a guess over the phone.

How much does a kitchen renovation cost?

+

Kitchen renovations start from $50,000. Cobourg Construction prices kitchens at close to cost rather than treating them as a profit center. The margin comes from managing the full project, not marking up the finish package. A typical kitchen renovation runs about a 2-week sales/planning process and roughly 1 month to complete once work begins.

How much does a bathroom renovation cost?

+

Bathroom renovations start from $20,000. As with kitchens, this reflects a near-cost pricing approach on the finish work itself, with the sales-to-completion timeline generally similar to a kitchen renovation: about 2 weeks to finalize scope, roughly a month to build.

Why do some contractors quote so much less than others for the same job?

+

A $3,000 quote and a $7,000 quote for what looks like the same job are rarely actually the same job. The most common misconception homeowners run into is expecting 10/10 finished quality regardless of what they’re paying. The price difference is almost always the difference in materials, trade quality, and how much is actually included. A fixed, detailed quote is the only reliable way to compare contractors apples-to-apples.

How We Work

What happens if my project costs more than the original quote?

+

It doesn’t. That’s the fixed-price guarantee. On one recent project, a foundation needed to be built 28 inches taller than originally planned once excavation began, adding roughly $18,000 in unplanned cost. That cost was absorbed rather than passed on to the client. The quoted price is the price, regardless of what’s discovered once work is underway.

Does Cobourg Construction handle permits and trades, or do I need to manage that myself?

+

Full end-to-end management is included: permits, scheduling trades, ordering materials, and handling any required dealings with the town are all handled as part of the project, not left for the homeowner to coordinate separately.

Why does the finishing stage of my renovation feel like it’s taking longer than the framing stage?

+

This is one of the most common things clients notice, and it’s normal: framing is fast and visually dramatic, so early progress feels quick. Finishing work such as trim, fixtures, paint, and the hundreds of small detail items takes longer per visible unit of progress because there’s simply more individual work packed into that stage. Slower does not mean something has gone wrong.

What is the 10-day cooling-off period I’ve heard about?

+

This is a standard requirement under Ontario consumer protection law, not something specific to Cobourg Construction. Homeowners have 10 days after signing a home renovation contract during which they can cancel without penalty. Because of this, no project start date is ever set within that 10-day window, regardless of how eager everyone is to get started.

Does Cobourg Construction take on commercial projects?

+

Cobourg Construction is a general contractor, not a commercial specialist, so rough trades on commercial work are typically subcontracted out rather than self-performed. Residential work, including custom homes, additions, kitchen and bathroom renovations, and heritage restoration, is the core of the business.

Real Project Stories

A bathroom renovation that had to be fixed after another contractor’s failed work

+

A client came to Cobourg Construction after paying a previous contractor $52,000 for a bathroom renovation that was left unusable, with a leaking shower and plywood subfloor where finished flooring should have been. Cobourg Construction rebuilt the bathroom properly for $24,000, less than half the original contractor’s price, with a result that actually functioned.

Rebuilding a family’s home after a fire caused by another contractor’s spray-foam work

+

A family’s home was destroyed in a fire caused by a previous spray-foam insulation contractor’s faulty work. What followed was 2.5 years and roughly $200,000 in wasted assessments, with insurance and other contractors failing to resolve the situation. Austin personally investigated the cause, secured three independent engineering reports, and proved to the insurer that the home was a total loss, then rebuilt the family’s home from the ground up.
